Home for a 30′x90′ Lot

 This residence, designed by Rockefeller Partners Architects,  is an exercise in careful space planning.  This design works within the confines of its narrow 30 x 90-foot envelope, so something similar certainly would work on one of the smaller lots in Pine Hill Farm! The bonus here is the open green space in the center of the house at ground level, which is a little Zen garden.  Probably not appropriate for Madison, but let your creativity flow….Located off a walk street with views of the Pacific Ocean and Malibu coastline, this residence is an exercise in careful space planning.  Working within the confines of a narrow 30 x 90-foot envelope, the design team pushed the house to the limits of height, width, and depth, which left little perimeter space to satisfy the client’s desire for a garden.

Rethinking The Perfect Sized Home

We are fascinated by the creativity of small home designers.  One of our  dreams when we started planning Pine Hill Farm was that our clients would build small, creatively designed homes and relearn the idea of the need to live in large spaces.  Check out Tumbleweed Houses website.  With a few modifications these homes will meet the minimum size requirements at Pine Hill. Bensonwood Homes, a builder of prefabricated homes, also sells their larger home plans. They have a great plan called Unity 1.  This 994 sf home really lives large. Just some thoughts — do you really need all that space if your home is well-designed for flow, room layout and storage?

Food for thought:  if you built a small home… let’s say 1000 sf, for $130/sf,  you would have $130,000 in the house. On a Pine Hill lot for $75,000 you would be in a brand new home in a beautiful neighborhood for $200,000ish!
